Septic

Certified by the Applied Science Technologists & Technicians of British Columbia as Registered On-site Wastewater Practitioner on May 16, 2005, Ken Land is a certified Planner, Installer, and maintenance provider.

Mr. Land Clearing & Septic Ltd. is a small local company installing approximately 12-15 on-site wastewater systems per year.

Working with other professionals such as H2O Environmental Ltd. www.h2oenvironmental.ca, Mr. Land & Company also has the ability to deal with poor soils and restricted area sites as well.

Septic Soil Testing

Soil Profiling & Perc Tests

Soil testing is the 1st requirement for preparing a septic design.

 

Soil profile and perc tests can usually be performed within 1 -2 hours.

 

Additional information from the land owner is also required. House size and number of bedrooms, all areas of the home on all levels measured in sq. ft. or sq. m. (finished and unfinished need to be accounted for) Any plans or future plans for additional dwellings, carriage house, in –law suite, shop with bathroom etc. Once this information has been obtained a system design is developed and then a quote can be prepared.

Treatment Types

Type 1

Treatment by way of septic tank only. Approved method of dispersal is gravity (providing a certain quantity of drainable unsaturated native soils are present) or pressure. Type 1 is treatment by septic tank, see Table 2-14 for Type 1 effluent quality

Type 2

Soils are not suitable to treat effluent to a suitable level therefore efforts to improve the quality of effluent before reaching native soils is required.

Some methods of pre-treatment include:
  • Package treatment plants
  • Specified amounts of treatment sands
  • Innovative and new technology systems

Final dispersal usually discharged with a pump to a receiving area. Type 2 is treatment that produces an effluent consistently containing less than 45 mg/L of total suspended solids and having a five day biochemical oxygen demand (BOD5) of less than 45 mg/L.

Type 3

A specified level of treatment required, system to be designed by a professional ( Engineer, Geoscientist, or Hydrologist etc.) These systems will be similar to a type 2 system with the addition of efforts to reduce fecal coliform.
Type 3 is treatment that produces an effluent consistently containing less than 10 mg/L of total suspended solids and having a five day biochemical oxygen demand (BOD5) of less than 10 mg/L, and a median fecal coliform density of less than 400 Colony Forming Units (cfu) per 100 mL.

  • Inspect observation ports – if equipped

Type 1 Pressure Systems - $179.00

Interval: Bi-Annual

  • Check Scum & sludge levels and recommend pumping if necessary.
  • Filter cleaning
  • Flow test
  • Visual inspection and testing of floats and pump
  • Inspect observation ports – if equipped
  • Inspect dispersal field – check for ponding
  • Extract control data and review (where applicable)
  • Prepare and update  maintenance checklist report

Type 2 Package Treatment Plant Systems - $189.00

Interval: Annual

  • Visual inspection and testing of floats, transducer, and pump
  • Inspect media
  • Inspect & test air pump, re-circ pump, and other additional components
  • Pressure test – where applicable
  • Inspect observation ports – if equipped
  • Inspect dispersal field – check for ponding
  • Extract control data and review (where applicable)
  • Prepare and update  maintenance checklist report

Type 3 Package Treatment Plant Systems - $199.00

Interval: Semi-Annual
